“Global solutions throughout the real-estate lifecycle” is TÜV SÜD's motto at Expo Real 2017 in Munich. The focus of TÜV SÜD's presence at the trade show will be on services in the fields of Building Information Modelling (BIM) and building automation, as well as transaction services for the real-estate industry. In the property management sector, TÜV SÜD Advimo GmbH won the Customers’ Choice award of the prestigious Bell Report. (Hall C1, Stand 322)
BIM – End-to-end data management from planning phase to operation
Building Information Modelling (BIM) is an integrated, model-based work method used for generation and management of information in building projects. In addition, the aim for the future is for BIM data to be used for efficient facility management. “Provided an appropriate level of standardisation is observed, BIM data can form the basis of end-to-end data management that extends from the planning and construction phases to real-estate operation”, says Tobias Schmidt, Senior Consultant at TÜV SÜD Advimo GmbH. Services provided by TÜV SÜD Advimo in this field include BIM coordination among technical planners and their sub-models and the design, construction and coordination of MEP models. In the operating phase, the objective is for the BIM model to serve as a complete, standardised and reliable database for computer-aided facility management (CAFM). A CAFM system processes all building data which are important for the building's operation, thereby significantly facilitating the management of large-scale properties or facilities.
Impartial support for integrated building automation
To enable buildings to be operated cost-effectively over the long term, smart building automation systems that offer better connectivity and higher flexibility are being developed. To ensure their successful integration, aspects such as availability, functionality and operability, individual operating requirements and the upgradability of MEP systems must be carefully addressed. A host of laws, regulations and standards must also be taken into consideration. “Impartial vendor-independent consultancy services can avoid unpleasant and costly surprises and provide a firm long-term footing for building automation investments”, advises Patrick Lützel, building automation expert at TÜV SÜD Industrie Service GmbH. TÜV SÜD’s web-based CAFM solution, Objektbrief TGA is a platform serving standardised and sustainable reporting in MEP maintenance and repairs. The platform also offers data interfaces to standard building automation systems as a basis for technical monitoring.
Transaction services cut transaction risks
In recent years the potential risks involved in property transactions have increased further for all market stakeholders. TÜV SÜD’s transaction services, ranging from ‘classic’ due diligence to property valuations and sustainability certification, can reduce transaction risks and protect investments over the long term. The importance of sustainability aspects should not be underestimated. As well as performing property valuations, the experts and auditors at TÜV SÜD ImmoWert GmbH conduct sustainability certification in accordance with the BREEAM DE Bestand standard. TÜV SÜD’s Green Valuation is a service tailored to the German market which expands valuation reports by including statements based on BREEAM DE Bestand Part 1. Property owners are thus provided with reliable valuation and a summary of the main sustainability aspects related to construction and technical installations.
Top ranking in the Bell Property Management Report
This year, TÜV SÜD Advimo GmbH won the Customers’ Choice category in the widely acclaimed Bell Property Management Reports.
