Commissioning is a systematic method of Quality Assurance including assessment and documentation, that ensures a building and its technical services have been correctly designed, installed and brought into operation.
When carrying out commissioning an independent body is required to be present, the so called Commissioning Authority (CA). This presence can be of one or more persons not involved in the design or installation.
The CA accompanies a scheme from the early design phases, through to installation and commissioning and ensures that the expectations of the owner are realised. Upon completion of their tasks the CA produce a final report of the complete commissioning and hand over process including the compilation of tests carried out, results and open points for further optimization of the building operation.
After commissioning has been completed the Optimization of the Building Operation can start using Monitoring for the duration of 12 to 24 months. This allows the owner to ensure the performance of the building services and building management system long before the expiry of the guaranty.
