TÜV SÜD Industrie Service supported the successful refurbishment of a shopping centre's outdoor parking deck.
Outdoor parking decks are considered to be especially challenging aspects of parking garage construction; not only have they to accommodate continuous loads imposed by vehicles, but they are also exposed to a wide range of seasonal weather conditions. Critical factors for this type of construction are resource-saving design, excellent planning and highest construction quality. TÜV SÜD's experts supported the refurbishment of a 6000-square-metre parking area at a shopping centre, pointing out solutions to maintain the building's structural stability and long-term value.
In addition to providing engineering services, TÜV SÜD's experts supported refurbishment from tendering to quality assurance during construction. Repairs were carried out on areas including the parking deck's additive floors in composite design. A number of defects – especially in the outdoor parking deck, which is exposed to all types of weather conditions – threatened to impair both the parking garage's long-term use and local stability.
The deterioration in the concrete surface was caused by increased use of de-icing salt and temperature-related expansion and contraction. The car park coating system had not been appropriately serviced and maintained and was therefore no longer intact. In addition, the structure of the concrete floor was impaired. Water containing chloride that had run off the cars penetrated the structure through cracks in the coating system and concrete, initiating corrosion processes. Structural and design deficits, including inadequate drainage and slope and lack of control of crack width, further aggravated the situation.
Customised refurbishment concept
TÜV SÜD's refurbishment concept provided for application of maximum-pressure water jet technology to remove the concrete of the outdoor parking deck and replace the locally damaged metal panels in the additive floors. Construction operations were tailored to the building's technical framework conditions; this enabled controlled removal of the floor concrete, replacement of the damaged floor panels and reprofiling of the surface to be carried out. Concrete repair was carried out in accordance with the relevant directives, standards and codes.
Finally, a multi-layer surface protection system was applied to the outdoor parking deck. This coating system included a layer of special plastic offering high elasticity and crack-bridging capabilities. Taking future measures into consideration, TÜV SÜD's experts also analysed the cost-effectiveness of the refurbishment activities and developed servicing and maintenance programmes.
