TÜV SÜD has acquired DIFNI (Deutsches Privates Institut für Nachhaltige Immobilienwirtschaft GmbH & Co. KG), thus becoming an exclusive licence partner of BRE Global for real-estate certification according to the BREEAM standard in Germany, Austria and Switzerland. With over 550,000 certified properties, BREEAM is the leading standard for sustainability assessments in the real-estate industry throughout Europe and worldwide.
In the real-estate industry, the importance of sustainability certificates is growing continuously. “Institutional investors in particular are increasingly relying on certified buildings”, says Dr Ulrich Klotz, CEO of the Real Estate & Infrastructure Division at TÜV SÜD. “In 2014, for example, open-ended real-estate funds allocated almost half of their invested capital on green buildings.” A further growth driver is the commitment by international companies to Corporate Social Responsibility (CSR), which includes the requirement to rent sustainable office space with appropriate certificates. International standards which enable comparisons of buildings and properties to be drawn will be the winners of this development.
With over 550,000 certificates in 77 countries already issued, the BREEAM standard, developed by the UK-based Building Research Establishment (BRE), is the leading standard in this field in Europe and worldwide. One of the key advantages offered by BREEAM is that the standard can be adjusted to the respective national requirements. “Since DIFNI's establishment in 2012, we have worked closely with BRE to further develop and improve the BREEAM product portfolio”, explains Thomas Oebbecke, managing partner at DIFNI. Important milestones in this development included the establishment of BREEAM DE Bestand, a version of BREEAM In-USE adjusted to German codes and standards, and the introduction of BREEAM Bestand in Austria and Switzerland.
“I am very happy to continue our successful operations under the umbrella of TÜV SÜD, thereby signalling to the market that we are a reliable partner for long-term commitments”, affirms Oebbecke. By acquiring DIFNI, TÜV SÜD now holds the exclusive licence for issuing certificates and providing auditor training according to the BREEAM standard in Germany, Austria and Switzerland. The relevant licence agreement with BRE Global has a term of 10 years.
